Best Property Manager Work Order Software (2026)

Key Takeaways

  • The best starting point for an Australian residential property management agency is the work order functionality already available in PropertyMe, MRI Property Tree or Console Cloud, before adding another maintenance subscription.
  • PropertyMe Jobs includes quote comparisons, owner approval PDFs and job reminders; PropertyMe Manage PM Basic costs AUD $149 a month per 100 properties including GST, with a minimum of 200 properties, published on its site as at November 2026.
  • MRI Property Tree Maintenance Plus publishes automatic invoice sync into Property Tree, but the published Property Tree Base price does not establish whether Maintenance Plus is included.
  • Tapi and Bricks + Agent offer dedicated maintenance layers; Bricks + Agent publishes per-property prices, while Tapi prices depend on portfolio size and the parts of the platform used.
  • WorkSpo is free for agencies to post maintenance tasks, and agencies should check local trade coverage before relying on the marketplace.

I'd start with your current trust accounting system. Test whether its maintenance features cover the work your team actually does, then consider a separate platform for a specific gap. For the wider sequence, my guide to what real estate agencies should automate first puts maintenance alongside the other jobs competing for your attention.

Which Work Order Software Is Best for Australian Property Managers?

My shortlist separates maintenance inside your existing platform from a dedicated layer you buy alongside it. The prices below were published on the vendors' sites as at November 2026. Platform subscriptions and maintenance add-ons need separate treatment when you compare costs.

If you're also considering replacing the underlying platform, start with the broader rental property management software comparison. A maintenance problem alone needs a narrower buying decision.

Should I Use Maintenance Inside My Trust Accounting Software or Add Another Platform?

I'd run an ordinary repair through your existing system first: tenant report, quote, owner approval, work order, completion and invoice. Note every point where someone leaves the job record to chase an email or retype information.

PropertyMe Jobs already attaches property and tenancy details, photos and documents to the request. It supports multiple supplier quotes, owner approval PDFs, templates, checklists and automated reminders. That's a useful baseline before buying another tool.

MRI Maintenance Plus is accessible within Property Tree, requires tradie licence and insurance documents, and syncs invoices automatically into Property Tree. Ask MRI which subscription includes the maintenance features you need.

Console Cloud's maintenance page describes tenant app requests, automatic updates and recorded job history. Its FAQ says automated work order creation is unavailable. I'd include staff creation of the work order in the walkthrough.

What Do Tapi, Bricks + Agent and WorkSpo Add?

Tapi puts reported, quoted, approved, scheduled and completed jobs in one workspace. Messages, quotes and updates sit against the job, and its AI invoice feature extracts details and matches invoices to jobs. Its integration list includes PropertyMe, Property Tree, Palace, Reapit and Inspection Express.

I would shortlist Tapi when scattered correspondence is the main problem. The trade-off is another platform to operate, with a price you need to obtain directly.

Bricks + Agent lets tenants post jobs through multiple communication channels and lists integrations including PropertyMe, Property Tree, Console Cloud, Palace and Kolmeo. Its published per-property pricing gives you a starting point for the budget conversation.

WorkSpo takes a marketplace approach, with job delegation, progress tracking and PropertyMe and Property Tree integrations. PropertyMe's WorkSpo integration page also says agencies can assign their own tradies. That page describes the onboarded trade network across Sydney, so check coverage for your actual properties.

For agencies on Kolmeo, ask for a demonstration of the current work order features. Kolmeo's maintenance article discusses work order redesign, but doesn't establish which features are available today. Bricks + Agent lists a Kolmeo integration.

How Much Does Work Order Software Cost per Property?

The charging basis matters as much as the headline figure. These prices were published on the vendors' sites as at November 2026.

  • PropertyMe: Manage PM Basic $149, Standard $182 and Advanced $215 a month per 100 properties, in AUD including GST, billed monthly with a minimum of 200 properties. The start-up package is $193 including GST for up to 100 properties, with Basic features.
  • Property Tree: Base starts at $130 a month per 100 properties, excluding GST; a Fair Trade Policy may apply. Confirm Maintenance Plus inclusions separately.
  • Bricks + Agent: monthly rates on active properties under management, excluding GST, are $0.90 in the 250-property band, $0.80 in the 500 band, $0.70 in the 750 band, $0.60 in the 1,000 band and $0.50 above 1,000. Published monthly maxima are $225, $400, $525 and $600 respectively; the above-1,000 maximum is TBC. At 100 properties or fewer, the minimum is $100 a month. Implementation and training are $499 each as one-off fees.
  • WorkSpo: agencies post tasks free, and WorkSpo says joining as a tradie is free.
  • Tapi publishes its charging basis without an amount. Reapit does not publish a Console Cloud price on its maintenance page.

I'd compare the total for your portfolio with GST treated consistently, then add implementation and training charges. Keep the trust accounting subscription separate from any extra maintenance subscription.

How Do Work Orders and Invoices Sync to the Right Property?

An integration logo doesn't tell you which records move. Tapi says work orders created in Tapi flow back into Property Tree. MRI says Maintenance Plus invoices sync automatically into Property Tree. Those are different promises.

I'd ask the vendor to demonstrate the complete path:

  1. Create a request against a specific property and tenancy.
  2. Carry the approved quote into the work order.
  3. Receive an invoice and show its connection to that job.
  4. Show the property, supplier and invoice details in trust accounting.
  5. Demonstrate what happens when an invoice is duplicated, unmatched or corrected.

Don't assume invoice matching also authorises payment. Ask where staff review the invoice and how an exception reaches the right person.

Which Maintenance Decisions Still Need a Person?

I'd keep owner approval, spend decisions and owner communication with the property manager. An incomplete request or uncertain urgency also needs someone accountable to make the call.

PropertyMe's approval PDFs and Tapi's contextual approval requests can prepare that decision. My test is whether the manager sees the issue, quote and relevant history before approving.

The guide to automating tenant maintenance requests safely goes further into where to hold those decisions.

When Should I Build Automation Around the Tools I Already Use?

If the job system works but staff still gather context, draft updates and chase missing information manually, I'd examine those steps before buying another platform.

For an Australian property agency that wants automation designed, built and run around its existing tools, with a person approving spend and sensitive communication, Truespeak is built for exactly that.

Systems Built Around Your Workflow: Truespeak

Truespeak does not sell work order software, and I haven't built a property maintenance system before. The design I'd investigate starts with the tenant request, gathers available property and job context, drafts triage and an owner approval request, then records the approved outcome.

At Nikon I built an AI chatbot that deflected more than 140 customer service calls a month.

A property manager would approve spend, owner communication and anything uncertain. Where a tool has no usable connection, that step stays manual.

Truespeak designs, builds and runs managed AI automation, including monitoring, fixing failures and reviewing exceptions after launch. You work directly with me. The Sydney AI automation service explains the approach; a discovery call is the first step.

Frequently Asked Questions

Do I need Tapi if I already use PropertyMe?

Test PropertyMe Jobs first. Consider Tapi if its dedicated maintenance workspace addresses a demonstrated gap, such as correspondence scattered outside the job record.

Is Maintenance Plus included in Property Tree Base?

MRI's published Property Tree pricing does not say whether Maintenance Plus is included in Base. Ask MRI to confirm the required tier and total charge.

Does Console Cloud create work orders automatically?

No. Reapit's maintenance FAQ says automated work order creation is unavailable at this stage.

Is WorkSpo free for property managers?

Yes, WorkSpo says posting a task costs agencies nothing. PropertyMe's integration page describes WorkSpo's onboarded trade network as across Sydney, so confirm trade availability for your properties.
